He oversees KPE’s investments, developments, and partnerships across all sectors. Under John’s leadership, KPE has steadily grown its scope, ambitions and achievements, building a diversified portfolio across the UK and mainland Europe that delivers strong, consistent returns. With a background in development, John focuses on scaling KPE’s operational platforms and unlocking value-add opportunities, balancing momentum with robust risk management to maximise investor returns.
Prior to joining Kajima in 2008, John was a Director at BNP Paribas. He is also a member of the Royal Institution of Chartered Surveyors (RICS), reflecting his commitment to maintaining the highest professional standards in the real estate industry.

Daniel Bumpstead
Daniel Bumpstead is the Head of European Investments at Kajima Properties Europe, where he has been a pivotal leader since joining the firm in 2018.
Daniel is responsible for steering all investment and development decisions and shaping the firm’s overarching investment strategy. Throughout his tenure, the European business has expanded from three to eight markets, significantly broadening the firm’s presence across the continent. Over the past six years, he has overseen the development of 4715 student beds, 1.5 million square feet of logistics space, and more than €1 billion in sales.
In addition to his leadership role, Daniel serves on both the Kajima Properties Europe and the Kajima Student Housing boards. Before joining KPE, Daniel had a successful tenure at JLL in both Research and Capital Markets roles in London and Prague.

Tim James is Investment Director at Kajima Properties Europe, bringing over 20 years of experience in direct UK real estate across office, industrial, and retail sectors.
He leads investment and development strategies in the UK market, leveraging deep sector knowledge and strong relationships to deliver exceptional performance. Over his career, Tim has executed around £2 billion in acquisitions and disposals and built a reputation for disciplined investment and value creation.
Before joining Kajima, Tim held senior roles at Columbia Threadneedle, managing multi-strategy portfolios across private equity and pension funds. His track record includes Select Fund I and II, achieving a combined property-level IRR of 35% and a 1.9x equity multiple, alongside £500 million of transactions delivering over 20% IRR within five years. He also oversaw £5 billion AUM for a UK REIT, including landmark London assets such as 20 Fenchurch Street.

Jan Trybulski
Jan Trybulski, CFA, is the Investment Director and Head of Poland at Kajima Properties Europe’s Warsaw office, which he established in 2021 to spearhead the firm’s expansion in Central Europe. He is responsible for driving investment and development strategies across Poland, with a focus on building scalable platforms in logistics and living sectors.
Jan joined KPE from Griffin Capital Partners, where he led the creation and management of Resi4Rent, the largest institutional PRS platform in Poland, and contributed to the development of Student Depot, logistics investments, and multiple M&A transactions in the real estate sector. His career began in banking after earning an MSc in Business and Economics, providing a strong foundation for his analytical and investment expertise.
