Transformational Expansion of a Core Asset Driving Scale and Performance. 

Poznan I and II buildings have become Student Depot’s largest single PBSA campus and are centrally located in a key academic city of Poland. 

Poznan I started life in 1974 as a hotel of high local repute and was converted into PBSA in 2015. During Kajima’s ownership, the building has been refurbished internally and externally to modern PBSA standards. In 2023 the building permit for construction of the extension of the building was secured providing option of expanding the capacity of 404 beds in the scheme. The construction of second building commenced the same year and included thermos-insulation of original asset and significant expansion of the common spaces improving the appeal of the project overall, and solidifying Student Depot’s position as a market leader PBSA operator in Poznan. 

The Poznan II project  involved the creation of a new adjacent building that was interconnected at ground level, , increasing total capacity from 466 to 871 beds. Following completion, Poznań I & II became the largest operational asset in the Student Depot portfolio. 

The extension was delivered ahead of schedule and under budget, adding significant value given the zero land entry point. Year 1 launch occupancy exceeded 90%, while the extra amenity spaces that are shared with Poznan 1 residents created significant betterment to the original building.  

The project was demanding from a development and operational perspective, demonstrating Student Depot’s ability to successfully obtain planning consent for a new building of significant volume and then to develop this out with great sensitivity to existing residents, connections and infrastructure that were already present on the estate. Detailed phasing, close contractor coordination and strong in‑house oversight enabled construction works to be executed without disruption and within a short 20-month window to crucially achieve a September 2025 opening. The new building was successfully integrated into ongoing operations, allowing residents to move in ahead of the academic year. 

The extension has broadened Student Depot’s offer and market share in an important academic city of over 120,000 students. The strong stabilised performance again reflects Student Depot’s ability to manage significant scale in a location smoothly.
