Acquired in 2020, this super-prime logistics project in Rotterdam provides 40,000 sqm of warehouse, office and mezzanine space.

The development is situated in Ridderkerk, west of the port of Rotterdam, which is the largest seaport in Europe, with 15m TEU (Twenty-foot container equivalent) cargo capacity per annum. The site is in an established warehousing/industrial area with local occupiers including DHL, Yamoto and Alstom.

The drive towards nearshoring and growth in the e-commerce sector, combined with an undersupply of logistics space, has contributed to rental growth in recent years. Prime rents in Rotterdam increased by +15.2% and Eindhoven by +10.7% over the previous quarter.

In line with KPE’s commitment towards becoming a restorative climate-positive business, the asset is targeting BREEAM Excellent, EU Taxonomy alignment and CRREM Analysis.

Construction commenced in late 2023 and was completed in Q3 2024. KPE sold the asset in December 2024.
