Construction is well underway on a major new logistics hub for Daimler, being developed by Kajima Property Europe’s (KPE) pan-European logistics platform. Located on a 176,000 sq m brownfield site in Bischweier, the 130,000 sq m (1.4 million sq ft) build-to-suit warehouse is set to become a benchmark for sustainable logistics infrastructure in Europe.

This marks KPE’s fourth logistics development in Germany, following successful projects in Kaltenkirchen, Dortmund, and Magdeburg.

The new facility is strategically positioned to serve Daimler’s manufacturing plants in Rastatt and Kuppenheim. By centralising logistics operations, the hub is expected to reduce truck mileage by 18.9 million kilometres annually, cutting CO₂ emissions by an estimated 16.5 million tonnes each year.

Sustainability is central to the project’s design. The development will feature 80,000 sq m of solar photovoltaic systems capable of generating up to 8MW of clean energy, extensive e-charging infrastructure for trucks, cars, and bicycles, and 40,000 sq m of green roofing to enhance biodiversity and improve thermal performance.

The development is targeting DGNB Platinum certification, reflecting KPE’s commitment to environmentally responsible construction and long-term operational efficiency.

With construction progressing steadily, the logistics hub is on schedule for completion in mid-2025. Once operational, it will play a critical role in Daimler’s supply chain while setting new standards for sustainable logistics development in Europe.
