KPE has broken ground on a new logistics project in Germany, delivering a 40,000 sqm speculative warehouse development. The business acquired the 121,000 sqm remediated brownfield site in Hagen near Dortmund, North Rhine-Westphalia, in December 2025.

The scheme will target DGNB Gold environmental certification, reinforcing KPE’s commitment to sustainability. GOLDBECK has been appointed as the main contractor, while BNP Paribas and Realogis will serve as joint leasing agents.

The acquisition forms part of KPE’s European logistics strategy, which has delivered over 30 assets totalling more than 1.5 million sqm of space since 2016. This follows KPE’s recent projects in Germany, including Bischweier, Hamburg, and Magdeburg.

Hagen is a leading logistics hub in the heart of Germany’s industrial Ruhr region. It offers excellent motorway links, proximity to major consumer markets, and strong multimodal connectivity through its inland port and nearby airports. These factors make it a prime location for e-commerce and third-party logistics operators.

KPE continues to focus on core European logistics markets, with investments also in France, Italy, the Netherlands, Poland, Spain and the Czech Republic. Beyond logistics, KPE develops and operates London workspace and European living assets.

The project is scheduled for completion in Q4 2026.

Lucas Kester, Senior Investment Manager, KPE, said: “There remains strong occupier and investor demand for high-quality logistics assets in core European markets. After a period of market adjustment, pricing has begun to stabilise in prime locations, supported by improving occupational demand.”
