Kajima Properties Europe has established a joint venture with a US investor to own and manage a 130,000 sqm logistics facility in Bischweier, Germany. KPE will retain an ownership position in the project and act as long-term asset manager.

Constructed in 2025 on a 200,000 sqm brownfield plot, the International Consolidation Centre (ICC) is the main hub for the Mercedez-Benz supplier network in Western Europe. It represents a mission-critical component of the company’s global production network. The development transformed the site into a net zero carbon hub with four large warehouses, including high-speed loading tunnels, its own private railway connection, office and social areas, and mezzanine space.

Located in Bischweier in the Rastatt district of Baden-Württemberg, Germany’s third-largest state by GDP, the ICC sits at the heart of Mercedes-Benz’s regional manufacturing cluster. The facility supports nearby production plants in Rastatt and Kuppenheim and benefits from direct motorway and rail connections.

Sustainability has been central to the project’s design and delivery, with features such as a 40,000 sqm photovoltaic system and extensive green roofing resulting in DGNB Platinum certification. Construction of the ICC recycled 250,000 tons of materials from the existing industrial site, and by enabling reduced truck mileage, it has facilitated the reduction of CO2 emissions by an estimated 16.5 million tonnes each year.

The sale comes amid renewed strength in Germany’s industrial and logistics market, with JLL data revealing transaction volumes reached €6.45 billion in 2025.

The Bischweier asset forms part of KPE’s European logistics strategy, which has delivered over 30 assets totalling more than 1.5 million sqm of space since 2016, including recent projects in Hamburg and Magdeburg.
